REO Instructions

Access your Broker Summary Management screen.

  • Connect to the Internet and go to IAS' Home page at www.iaservices.com.
  • Click into the "Login".
  • Click on the "Broker Login" link.
  • Enter the username and password provided by IAS (found on the assignment sheet). Please enter this exactly as it appears, it is case sensitive, click enter.
  • The Broker Summary Management screen appears with a listing of active assignments.

 

Using your Broker Summary Management screen.

  • After logging in, you will see the Broker Summary Management screen. Click on the link Active/Hold REO Properties and you will find a complete list of your active properties including the new assignment, or you may search for the individual loan number and/or IAS number or by address.
  • Enter the individual loan number and/or IAS Number or Property Address above and hit "Enter".
  • Click on the Loan number of the property.
  • Please review all of the instructional items listed in the 'Step 1 Instructions - Used for your reference' area of the Step 1 tab.
  • To obtain your Step 1 forms and instructions, from your list of active properties, click the loan number of your new assignment. You will now be in the Step 1 tab. Please be sure to review each item of the Step 1 Instructions. The check boxes are for your use to assist you in addressing each critical step.
  • Please note that there are 3 Forms in the Step 1 'Action Items' section that need to be returned to IAS before the property will move to the next step.

1) 24 Hour Occupancy Form.

2) Service/Referral Agreement.

3) Winterization Certificate.

When these 3 forms are received and the property is confirmed vacant in the system by our Eviction Department, the Step 2 tab will become available to you online.  The remaining pre-marketing and valuation forms are available on the Step 2 tab, including the Competitive Market Analysis (CMA/BPO) form and photo upload.

  • Click into the Step 2 Tab and then click into the REO/BPO Step 2 Instructions.  Please review all of the instructional items listed in the 'Step 2 Instructions' area of the Step 2 tab.  They will list all of the requirements to complete Step 2. The check boxes are for your use to insure that you complete each critical step of this phase of the assignment.

  • You will find that when you open each of the forms listed under the 'Action Items' section; the system will remind you to save your changes.  If you close the widow without saving changes, your work will be lost.  You may access the forms to add/edit information as many times as necessary, just be sure to save what you have done, so that your most recent revisions will be saved until you have completed the form.

  • When each form has been completed, click the 'Mark as Complete' button at the bottom of the form.  You will not be able to submit the Step 2 package to IAS until ALL required forms are marked 'Complete'.  When all required forms have been marked Completed, please click the ‘All Items Complete’ - Submit to IAS' button at the bottom of the Step 2 Tab.  This will notify your IAS Asset Specialist that the Step 2 Package is complete and ready for Market Plan preparation.  To assist in your research, all forms have Print button located at the bottom of the document.
